Let it Snow ... Let it Snow ... Let it Snow!

It is that time of year again ... while snow is lovely for the holidays, it is January, February and March where is feels relentless.  Here At Eastside at Crotched Mountain Condominium Association, snow tends to be relentless on the budget.

This time of year, the Board of Directors are looking at last year's budget/expenses as they prepare a budget for 2017.  Last year at this time the Caliber Financials from Harvard Management looked like this:


This shows the $13,000.00 budget and $23,000.00 spent on snow removal.  It is expected that the $23,000.00 includes sanding, shoveling and roof raking ($4800.00). So, $23,000.00 less $4800.00 is $18,200.00. Still $5000.00 more than budget.

On our last post we discussed the importance of budgeting.  Not only should the Board of Directors use data when setting the budget (as well as past budgets/expenses) but they should also be gathering quotes from reputable, insured vendors of these services.

The above graphic from Google Maps depicts the East Road, East Road Extension, Eastside Lane, Causeway at Eastside Lane, Mountainside Lane, Trailside Lane, and Trailside Terrace. Note that the blue line is Eastside at Crotched Mountain Condominium Association and the red line is Mountain Maintenance maintained roads.  The red line is 2X+ the length of the blue line.

Mountain Maintenance Budget 2016-2017 is used in absence of any financials ... they do not publish audits.

Interesting, that plowing and sanding is $5000.00 for a one year period!  Even if the $4500.00 for Road Extension is added ... $9,500.00 is a hell of a lot less than $ 18,200.00 (and yes, there is shoveling in that $18,200.00)  The moral of the story here is ....
Eastside at Crotched Mountain Condominium Association is getting screwed either on plowing/sanding or shoveling! We are paying twice as much for 1/2 the distance and the same amount of snow/storms!
Now, according to the Covenants and Easements at Hillsborough County Registry of Deeds Book 2171, Page 046 ...

Roads and driveways within the property of Article II ...

Mountain Maintenance is responsible for all the roads and driveways within the property of volume 2147 page 75 @ Hillsborough County Registry of Deeds!


While a previous post suggested that the price the unit owners pay would possibly be the same ...
comparison here shows a different story! Demand that the Covenants and Easements be followed ...
Mountain Maintenance is responsible.  That will reduce costs and that is the obligation of the Board of Directors of Eastside At Crotched Mountain Condominium Association to hold Mountain Maintenance accountable to the Covenants and Easements.

Unit 12 Foreclosure Sale
On December 7, 2016 at 10 am an Auction was held on the premises.  One potential buyer showed up. The starting bid was $38,000.00 and the potential buyer said it was too high and walked away.
Real eye opener!

Unit 14 sold in August for $35,000.00

This is not a real estate issue ... this is a Eastside at Crotched Mountain Condominium Association issue ... these prices reflect the financial and physical conditions of the units.
Speak up and demand changes that will increase values ... not decrease them more!
